Tile and Grout Cleaning in Encino, CA

Why grout lines go dark and stay dark

The floor mops clean and still looks dirty. That is grout doing its job badly. Grout sits below the tile face, in a channel. Mop water carries soil into that channel and dries there. Tile reads clean. The lines read gray. Scrubbing harder just polishes the top of the deposit.

Encino pulls in fine, dry dust off roads and hillside slopes. It is abrasive. It wears penetrating sealer off traffic lanes first: entries, the kitchen run, the hall to the garage. Older homes here often have Saltillo pavers or unglazed quarry tile. Both are soft and thirsty. Old wax and acrylic on Saltillo yellows and holds soil. Stripping that is separate work from cleaning.

We work with heat, pressure and vacuum recovery at the same time, under an enclosed spinner head. Dwell time on the pre-spray does more than pressure does. Alkaline on cement grout. Neutral, stone-safe chemistry on travertine and marble, because acid etches them permanently. Shower walls get hand detail. Mineral scale is not soil and does not rinse out.

Some grout will not return to original color. Color-sealing is the answer there. If grout is crumbling, missing, or split along a slab control joint, cleaning fixes nothing. That needs regrout first, and we will tell you.
